What's the Deal with Free Beats and Free Downloads?

When producers promote a beat they have on their page by saying it's a free beat or a free download, does that mean they're forfeiting exclusive rights to it? Or does it mean they're allowing others to us it for nonprofit purposes while requiring that credit for the beat still go to them? In such a situation, can the producer still sell exlusive rights and leasing rights?

That means the listener can use the beat for anything non-profitable, like a demo.

And the producer can do sell or Lease the beat
